I’ve lived at The Reserve at Coconut Point for over a year now, and I can confidently say it’s been an amazing experience from day one. The community is clean, quiet, and beautifully maintained. The location is perfect — close to Coconut Point Mall, restaurants, and everything you could possibly need, but still tucked away enough to feel peaceful and private. One of the biggest highlights of living here has been the management, especially Krissy. She’s absolutely fantastic — always professional, responsive, and genuinely cares about the residents. Every time I’ve needed help with something, Krissy has gone above and beyond to make sure things were taken care of quickly and smoothly. Her friendly attitude and attention to detail really make a difference and add a personal touch that you don’t find everywhere. The amenities are great too — the pool is always clean and relaxing, the gym is well-equipped, and the clubhouse is a nice space to hang out or work remotely. I also appreciate the sense of community here. It feels safe, welcoming, and like a place you can truly call home. I’ve recommended The Reserve to several friends, and I’ll continue to do so. If you’re looking for a place to live in Estero, this is definitely one of the best options out there. I’m grateful to have spent time here and for the care and professionalism of Krissy and the whole team!

If you were thinking about renting from The Reserve at Coconut point, please I beg you to reconsider. Not only is this place extremely overpriced for what it is, the management team is cruel and untrustworthy. They will tell you one thing to your face and turn around And become a keyboard warrior in formal format. The office people seem so nice in person but the second you have an issue they will throw contract language at you and make your life a living hell. Let’s get to the actual apartments themselves. This place is Infested with bugs, mold, incomplete finishes, including flooring, paint, baseboards, ceiling leaks, crappy caulking, and more. The walls are paper thin, and you can hear your neighbors every move. There are consistently police at the complex, as early as last week, There were four police officers in the front entrance with rifles surrounding one of the Apartment building entrances. They say they’re worried about the “safety and health” of their tenants, but that is far from the truth. Lastly, this place will nickel and dime you for everything. Service fees, Parking fees, mail fees, You name it if this place can charge you for it they will. I could go on and on for days about this place and how it has easily been the worst living experience of my life. But if I can save at least one of you from looking elsewhere, I will feel better about writing this review.

The locations is great and the apartments themselves are very pretty but that’s about it. The community itself is not kept very well as there is trash smell lingering always, rocks from the flower beds always in the street (can easily pop your tire), the elevators ALWAYS break. I think in my year leaving here it’s broken once a month (that i know of), the front desk is kind of helpful but only sometimes, i never know what i’m going to get with them. When i was moving out this past month, the elevator broke down and we have a cart full of stuff we needed to take down. When my boyfriend went to go make the front desk aware of this, she basically blamed us for it breaking saying “yeah if you hold the elevator open it breaks” so you have bad/ faulty elevators is what i’m hearing? Also during the storms, our power was out for a good week and the office said nothing. Also, after we moved out, there were some weird charges on our account I sent an email to the front office and they immediately dismissed me and referred me to another contact since “we’re out of their system now”, just so dismissive and rude after we paid them 14 months of rent and were paying residents. I just wouldn’t recommend unless you only care about location, if that’s the case then this is perfect, amazing location.

I will admit that the apartment is homey with warm wood cabinets and we did not have issues with bugs or anything in the apartment not working. It is an amazing location being only 1 mile (walking) away from the Coconut Point mall/Shopping center. We frequently took the bikes to run our errands. While the apartment itself was a nice space and Alexis was always kind in assisting us, we did not have a great experience. After dealing with mold and constant humidity problems, we had a terrible experience to rectify the situation. There was zero concern or lack of empathy, even after trying to speak with Air Communities. We were deferred back to our community manager whom was not the least bit concerned and had already ignored our written letter to dispute the security deposit charges. They are happy to take your security deposit and use it for "repaint" at a costly $300 on a moldy unit that need a tear out... Can not say I would recommend the Reserve to our friends and family. Be cautious with reading your lease before signing. Your move out costs are more than half of your security deposit. The maintenance team has access to your smart home.. they deleted multiple requests. The amenities include a pool, a gym that they leave without air conditioning frequently, bicycles with flat tires most of the time, and a dog park. Overall, definitely can get more for your money elsewhere. Edit: pictures of “no mold” were attached… choose wisely.

I’ve lived here for 3 years and have gradually been more and more let down by the experience. It’s a good location in Estero, but that’s about the only plus. They play music every day of the week over a loudspeaker at the pool (yes, there’s a loudspeaker blaring the same playlist every day) that has vulgar language which makes for a horrible pool experience. I was told to “wear personal headphones” while at the pool so I couldn’t hear it. The grills often don’t work unless you stick a lighter in them. The “secure” gates don’t close unless somebody shuts them manually. Management is hit or miss but has been reliable in some instances. If the gym roof didn’t have water stains on the roof from a leak, then I may have given 3 stars. I could go on, but you get the picture by now.
